Can roof leaks be fixed?

That puddle in the living room is a bad sign. 

It’s never a good feeling to see water coming through the roof of your home. Water leaks cause a tremendous amount of damage if not taken care of right away. And you might be wondering— is this fixable? Can I take care of a roof leak without replacing an entire roof?


Causes of roof leaks

The first thing you need to do when you see a roof leak is call a professional, because there are so many different causes for a leak. Not only is there no one cause for roof leaks, but there’s not even a cause that’s more common than the rest!

Blown off shingles are one possible cause. If you see shingles in your yard, don’t assume they belong to your neighbors. They’re probably yours. A roof is a system that works together.

Shingles, underlayment and decking all have to be in place for it to work properly, and if shingles are missing water can make its way through. Call a roofer and have them fix the problem.

Exhaust pipe coverings and other pipes that come out through the roof can be another source of leaks. Wind can take caps off and blow water in.

Flashing can come loose and leak. Caulking that hasn’t been refreshed can crack and flake away. If you’re not redoing the caulking every three or four years that’s a likely area.

Wind is one of the most common contributors to leaks, and in Oklahoma, it’s a regular occurrence. Wind or wind-driven rain are usually the reasons things start leaking. Take skylights for example. Occasionally a skylight will leak water, but it’s usually not because the skylight is defective. It’s because wind will blow rain up over the curb that’s designed to keep water out.

Fixing roof problems

Most roofs have a 3 to 5-year leak warranty. If you get a leak on a new roof it’s usually in the first 12 months. Otherwise you’re usually good for the next 10 years unless you get a bad storm and it’s damaged.
